Do Basement Waterproofing Before The Big Storms Hit

Insurance companies are reporting surges in recent years in lower level water damage claims. These claims are often due to basement flooding, and the sad fact is, many people find out after the fact that the damage is not covered. The reason is that many water damage claims from external flooding are disallowed because the homeowner did not carry the proper flood insurance policy. Though having the right insurance is important, basement waterproofing before the storm hits can prevent this nightmare scenario from ever occurring in the first place.

What is Basement Waterproofing?

Basement waterproofing is the process by which the lower level of a home is refurbished in a way that prevents external moisture from coming into the basement. Depending on the condition of your lower level, this could be a multi-step process. It begins with removing all moisture and its effects from the lower level. This may include some kind of mold and mildew removal if warranted.

Once the basement is completely dried out, then the basement sealing process begins. Basement sealing usually refers to sealing up any cracks in the walls, floors and ceilings where moisture may be coming into your basement. Once complete, there will be very little chance of moisture coming into your lower level under normal weather conditions.

One thing to keep in mind about basement sealing, it should be done at the first sign of cracks in the walls and floors. The reason is that even though a tiny crack may seem like no big deal, these cracks can grow in a hurry and, if left for too long, will not only allow a lot of moisture into your lower level, but it will make the basement sealing process twice as difficult and twice as costly. However, if you get to these cracks early, you can stay on top of the situation before it gets out of hand.

After the moisture removal and basement sealing processes are complete, there's one more thing to make sure of-that you are properly prepared for adverse weather conditions like heavy rain and flooding. This means having a reliable sump pump. There are a few things you can do in this area. They cost a few hundred extra bucks, but they can be very worthwhile. First, have a backup sump pump. This will insure that if your first one fails, they'll be another one that will kick in and kick the water back out of your basement.

Second, have your backup sump pump run on a battery. In the case of a power outage due to a bad storm, a backup battery will keep your sump pump working and your basement dry. Third, make sure that the sump pump hose runs far enough outside that the water will not easily come back into your basement.

Once all these basement waterproofing measures are taken, you'll be able to rest easy knowing you've done all you can to secure your lower level from moisture. This will allow you to make use of that extra space downstairs for some fun things like a game room or entertainment center, without the worry of moisture ruining all the fun.

Different Ways in Which PVC Panels Can Be Used in Home Improvement - Other Building Materials

Most building materials and techniques have come a long way in the last decades, so it is safe to assume that more and more people are trying to learn and to apply certain information regarding some of the best, cost-effective home improvement solutions. It has never been easier to get great quality at an acceptable price, thus making it possible for everybody to have their dream house.

One of the most common materials you can come across is PVC (short for Polyvinyl Chloride), which is generally used in construction due to its cost effective and highly durable characteristics. Even if used for everything from construction to clothing, PVC is still a rather controversial material due to the chemicals used in manufacturing it (even though non-toxic chemicals are used for drinking water PVC pipes etc.) but the most relevant health disadvantage is that PVC liberates a lot of toxins when incinerated.

This material can be found in the form of pipes, isolation for electrical wires and very often as PVC panels (used for commercial signs or ceiling tiles) which, depending on their intended use, are treated with additives such as UV stabilizers, lubricants, plasticizers, processing aids, impact modifiers, thermal modifiers, fillers, flame retardants, biocides, blowing agents and smoke suppressors, and pigments. As can easily be seen from the large variety of chemicals used, PVC panels (or any kind of PVC product) can be adapted for different specifications but they are also quite dangerous for the environment (mostly due to the fact that they do not decompose).

Another highly used (can be found into everything from plastic bags to bulletproof vests) plastic product is polyethylene. Generally found in the form of polyethylene sheets (or films), this is a material used in many commercial and industrial activities. A polyethylene sheet is usually used for weatherproofing, remodeling projects, retaining moisture but can also be used in agriculture. Polyethylene is also manufactured in the form of panels, which are extensively used in construction.

As with PVC panels, environmentalists are not really pleased with the use of polyethylene (or any other kind of plastic for that matter) due to the fact that it takes centuries for it to decompose.

Even if all plastics are controversial building materials, there has been a constant development in the field of environmental protection, the future holding many surprises for those who consider plastic not be biodegradable (a bacteria that can consume about 40% of a polyethylene bag has already been developed in China).

Home Security-Motion Detector Alarms - Reviews

Home security is a growing concern for millions of people. Even though the housing market is in the tank, the average value of a home these days is still $200,000. Not exactly chicken feed! It is still the largest investment most families will ever have. Yet more people have their cars alarmed than have their homes protected. Part of the reason for that is because of cost concerns.

And it is true that you can spend a ton of money on all kinds of home security systems and devices. Here's a review of four of the best motion detector alarms that are meant to improve your home security and provide some level of home invasion prevention and home burglary prevention.

With one out of six homes annually the victim of home burglary, home burglary prevention and home invasion prevention are uppermost on the minds of homeowners not only to improve their home security but to protect their family and their personal possessions.

1. The homeSafe home security system. It includes: one base unit with programmable keypad and 105 dB alarm siren; one window and door sensor that's wireless with a range up to 300 feet; a wireless motion sensor with the range up to 25 feet; and one key chain remote that can be used to arm and disarm the unit and a panic button. If motion is detected when the unit is armed. It will call up to five preset phone numbers with a prerecorded message. The system can be used for invalid elderly people who live alone as a caretaker emergency notification system.

2. The Voice Alert System. This system includes a base unit and up to six wireless sensor transmitters that can transmit up to 1000 feet in open space and 300 feet through walls. Each area is protected by a sensor and each zone has its own prerecorded message to alert you when activity is in the area. The annunciator system not only protects areas but can activate up to four relays to operate equipment like outdoor floodlights. This system can be used for commercial applications as well.

Home Remodeling Tricks to Avoid

There comes an occasional time when you and your contractor don't see eye to eye. Either there was a lack of communication on someone's part or, who am I kidding it's always a lack of communication. But, those types of problems can get resolved even though sometimes they have to end up in court.

But, there are scam artists out there who will rob you like a thief in the night. Sometimes, there is no course of action because you don't have enough information to nail them. You think you've asked all the important questions and have everything you need. But, the scam artist who flees town after taking your money won't leave tracks behind.

Outrageous New Scam

When you need a job, you might go through references and it makes a lot of sense. But, some people like to start the bidding wars and that's where they get in trouble. Bidding wars start substandard bids, which are too good to be true.

In this economy, it's easy to want a very low bid to be feasible. But, you'll get substandard work or no work done at all. Once the bid is approved and a bidder is awarded the job, they might take the advance and run. They might do poor work or use cheap materials and take short cuts. You have to be weary when it comes to substandard bids because you never know what type of mess you are going to get. Then, you have to pay someone else double to clean up the mess.

Typical Old Scams

When disaster strikes, you have to be alert about it striking twice. Contractors who come from out of town to "help" when disasters strike might offer you a good price on your yard clean up or water damage. But, they come out of the woodwork and are only using your misfortune to their advantage. If they don't know what they are doing, you'll end up with an even bigger mess.

Make sure you check their licensing and make them get permits for any work they offer to do. That way you can let the system weed out those individuals who are trying to hustle you. They'll disappear on you quick. But, at least they won't disappear with your money.

When someone comes to your door offering to do work for you at a discounted cost, you have to ask why. They'll tell you that they just completed a job in the area and they have supplies left over. It's a scam. Never accept unsolicited work unless you know who it is.

Most legitimate contractors have their business logo and name on the side of their truck. It's a great promotion tool. This isn't the only way to mark a hustler, but an unmarked vehicle is normally a sign that should make you weary. Ask for a business card and some references. Do some checking at the BBB or the court house, where you might find some lawsuits that will get you in the loop.

High pressure sales tactics are another way to spot a scammer. In this economy, some legitimate contractors might offer some discounts or give you a great deal if you act fast. But, they will let you think about it and might give you a week or two to make a decision. A hustler wants you to make that decision right now and they use other high pressure sales tactics as well. They will make you think your house will fall apart if you don't fix the problem yesterday. Get a second opinion. That's one way to make sure you have accurate information.

Scam artists will always be around. They are like roaches. They will keep knocking on your door and coming at you for every ounce of money they can get. But, there are some sure fire ways to protect yourself. Just make sure you use them and don't hesitate to back off from an offer that sounds too good to be true. It normally is!

Bedroom Air Purifier - 7 Features That Predict Effectiveness

If you are looking for an air purifier for your bedroom, you are probably amazed at how many choices and features there are. But if you are ever to make a confident decision, you need a list of features that will insure effectiveness. Here are 7 that your bedroom cleaner must have.

Ability to Filter 24 Hours---Since pollutants are constantly being introduced to your indoor air, your filtration system needs to work just as constantly to keep the air quality high by continuously filtering the air. This keeps the air fresh and insures that indoor air quality is as fresh as it can be so that you can get to sleep anytime.

Is Low In Maintenance Requirements----Having a cleaner that needs infrequent changes of filters gives it more time to clean your air. A unit that has only one or two filters is likely to be cheaper initially, but the cost of frequent filter replacement will quickly add to the cost of using it. And having to constantly stop it for maintenance will yield less overall filtration of your air.

Check the technical specifications to bring home a filter that has at least a 5 year filter guarantee. There really is such a thing. And a really good cleaner should only need to be vacuumed occasional on the outside.

Can Eliminate Particles---High efficiency particle arresting filters, as their name suggests, are incredibly effective at removing airborne particulates down to.3 microns in size. This includes typical irritants such as dust, dust mites, mold and mildew spores, seasonal pollen, and pet dander. Sensitivity to any one of these particles is enough to keep you feeling miserable through the night

Also Eliminates Gaseous Pollutants---Many irritants that exacerbate allergies, asthma, and other respiratory conditions are gases. Perfumes, scents from personal and cleaning products, fumes from carpet, pressed wood furniture, upholstery, and draperies can all combine to work against a good night's sleep.

Choosing a purifier that has activated carbon is an indication that it will be able to filter gases, chemicals and odors effectively.

Minimal Placement Requirements---Unless you want you air cleaner to take center stage in your bedroom, it needs to be able to be effective most anywhere there is space. Avoid purifiers that insist on being placed in the middle of the room. Instead opt for one that has 360 degree intake, and only needs about six inches of clearance from any wall.

Multi-Stage Filtration----The more filters in a cleaner, the more types of pollutants it can eliminate, and the longer each filter will last. Several pre-filters, a HEPA or high efficiency particle arresting filter, activated carbon, and carbon cloth are all excellent indicators that the one unit can address every type of pollutant.

Made of Steel---Steel has the advantage over plastic because it will not off gas when the motor heats up. Many plastic units send out noxious fumes when the heat from the motor interacts with the plastic. The last thing you want to pay to do is to send more pollutants into the air.

Reasons For Checking The Water Heater Ratings

Water heaters are a basic necessity for both residential dwellings as well as commercial establishments. There are a number of heating systems that are available in the market but they have to be chosen with care. There are many factors to consider such as the water heater ratings while selecting a new system for your home. The system should not only provide sufficient hot water to meet your daily requirement, but it must do so in an energy-efficient manner without costing you an arm and leg. Hence, you must consider the various types of water heaters that are available and determine the right size as well as the fuel source that would be required.

There are different types of water heaters that are available such as: Solar; Conventional storage; Tankless/demand/instantaneous; Tankless coil/indirect; and Heat pump home heaters.

Ratings are an essential component while choosing your water heating system because it will help you save a lot of money and cut down on energy consumption in the long run. Systems such as the solar water heating system are green, renewable resources and very energy efficient and will help save on electricity costs. However, a lot would depend on the selection criteria. While selecting the best model and type, you need to look at the following:

- Size - You must select the proper size to meet all your daily hot water requirements. By choosing the right size, you will receive a steady supply of hot water throughout the year and maximize the efficiency.

- Fuel type - The fuel type or energy source is another important factor. There are those that are gas fired and there are the ones that use the electric heating elements.

- Cost factor - The cost factor would depend on the availability of the fuel and the annual requirements and operational costs.

Energy Efficiency

Ratings will entirely depend upon the energy efficiency of the heating system that you use. Normally, the more energy-efficient systems are expensive as compared to the conventional systems. But the money you spend on energy efficient systems will not go in vain as you will save a lot on future operational costs and heating bills. However, in addition to this, it is imperative to consider the other critical factors as well while buying.

Life cycle costs, in addition to water heater ratings need to be taken into consideration while making your choice. Also, look for the energy star label with the energy factor (EF). If there is an existing gas line, then you can consider installing a gas or even a heat pump water heater. Choose a direct vented model with EF of 0.93. The AHRI database will be able to give you products by tank size and energy factors. Select the specifications before running your query.

Sunrooms - A Basic Guide

A sunroom is a space inside a house that is usually used for relaxing and enjoying exotic natural beauty. A sunroom is usually built in close proximity to a beautiful landscape and is generally sheltered from wind and rain.

Sunrooms are generally house additions that have large windows all over to let the sun pour in. in order to make it an ideal space for relaxation, you can keep a television set and plant pots to make the ambience soothing. If you do not have a sunspace yet, you can consider getting one for your house. It will be similar to building a separate room under a house.

There are several types of sunrooms that you can opt for:

3 season sunrooms

This type of sunrooms can be built on a deck. Many houses have a separate deck, mounted to the house with the help of concrete pilings underneath the frost line. You can get your sunroom done on the top of the deck.

4 season sunrooms

To make this kind of sunrooms ideal for usage during winter season, its floor must be properly insulated. Presence of a knee-wall foundation below the frost line can be preferably a good option. Double or triple paned glasses and low emissivity glasses can be ideally used for these sunrooms.

Conservatory

If you install a transparent roof on a four season sunroom, it is called a conservatory. They look majestic and can be built as intricately as a home owner wants it to be. Conservatories are mainly used so as to grow exotic plants.

Screen room

This can be an effective way of enjoying nature without the garden pests and bugs disturbing you. They usually have a screen against rain.

Talking about sunrooms, did you know about the latest way of utilizing a it? It can serve the purpose of passive solar heating. In order to use a space for solar heating, it must be built on the south side of a home that is devoid of trees and other barriers that are likely to cast shadows. The back and the floor of the sunroom must be built with a tile or brick that can act as a thermal storage. Thin pipes are fitted parallel to each other with accurate spacing beneath the ground. These pipes merge into a single duct that connects the other rooms of a house, transferring the energy all over.

You must call for a competent company for installation of sunrooms. Harrisburg citizens can consider getting a sunroom in their houses to enjoy sunny days.

Home Guttering Tips

Though most homes have gutters and downpipes to collect rainwater and route it away from the building, in extremely heavy rainfall areas it is often dispensed with, having difficulty carrying the large volumes of rainwater deposited in short periods of time.

For homes with guttering and downpipes an annual inspection should be performed as a minimum, to ensure the guttering and downpipes are free of obstructions and in serviceable order.

Obstructions during periods of heavy rainfall can see household guttering retaining water rather than channeling it away, resulting in rain water running inside the house, damaging plaster walls, or become a fire hazard in summer time in bushfire prone areas.

Once comprising individual galvanised iron profiles manufactured to set lengths, todays gutter and downpipes are made from either continuous length Zincalume steel, Colorbond aluminium, or plastic, with the latter more prone to attack by UV rays than the first two.

For guttering to be effective and prevent "ponding" a minimum gutter fall of 1 in 500 is recommended, with the depth and width of the channeling and profile suitable dictated by local rainfall conditions.

For standard family homeowners most building supply centres carry stock of pre-cut aluminium guttering lengths in a range of standard profiles for replacing small sections of a houses guttering, or for small extension projects, while for entire house replacement of guttering in Brisbane the entire process is generally performed onsite.

Specialist gutter repair companies are able to remove and replace a home's gutters and downpipes in less than a day, a truck onsite rolling out continuous guttering lengths of your desired profile, with one piece generally only required for each continuous, vertical surface.

In areas of heavy rainfall, or where groundwater running towards the footings of a house result in excessive amounts of water, the construction of either a gutter channel or an agricultural (agi) drain, often called a soakage drain, will help prevent excessive water from damaging your foundations, and possibly leaching through to interior walls.

Ideally a drain will be about 200mm wide and 600mm to 900mm deep, with a layer of 20mm screened gravel covering to about 100mm below the ground surface. A layer of shade cloth or similar on top of the stone will help prevent soil seeping through the stone, with dirt being used to complete the backfill.

If you attempt to fix a gutter by yourself be sure to work safely. It can be very dangerous working off ladders without using proper scaffolding or a safety harness.

3 Steps of Water Damage Clean Up

When water damage affects you in your home or business, you need to keep in mind that you will be dealing with three phases of restoration and getting your life back to normal.

1. Water Removal

This will typically involve extraction to remove the standing water, and the removal of saturated materials that hold water such as; carpet pad, damaged sheetrock, and insulation. A professional repair and restoration contractor will have the proper vacuum equipment and the manpower to handle the extraction and the removal of the materials retaining water, which will get you quickly on to on to phase 2.

2. Drying

Fast drying through the use of dehumidifiers and air movers is critical for mitigating the effects of water and moisture laden air during remediation. Generating super dry air, through the use of dehumidifiers and directing that air with powerful air movers, draws the moisture out of structural materials hastening their drying. The dehumidifiers also prevent secondary damage to areas that weren't originally affected. High moisture levels in the air can cause paint to peel, building materials to warp, and mold to grow in areas that were untouched by the water. Drying the wet structural materials and removing excessive moisture from the air is extremely important for limiting the damage during clean up.

3. Repair

Once the structure has been tested by a water demage contractor to ensure that it is completely dry, you can begin repairing the damage to get things back to normal. Typically a water damage remediation company will have removed baseboards or cove base and drilled holes along the bottom of the walls to facilitate the dying of the wall cavities. Pad, and possibly carpet will have been removed. Damaged sheetrock in the ceiling that may have sagged and broken from retaining water will have to be repaired. And any items permanently damaged from water, such as; insulation, items damaged by water coming from the floor above, or wood floors that are beyond repair, will have to be replaced. Most contractors who perform water removal and drying will also offer water damage repair. If you are happy with how they handled the clean up, you may want to consider them for the water damage repair as well.

Just to recap, the three critical steps of water damage clean up are:

  • Emergency Water Removal - the sooner the better
  • Fast Drying - with dehumidifiers and air movers
  • Repairing the Damage - to get your life back to normal

Top Home Renovating Tips

Renovating a house is really a big task especially if you are to include the garden. But with careful planning and diligence you will definitely achieve your dream house. Renovating a house is also a great way to level up the condition of your property; it actually raises the value of your house and would be good if you are planning to sell it in the near future. The most important part of home renovation is the planning. You can either design or plan for the renovation yourself or you can hire a professional to do it. The next thing is to set aside your budget for your project. You must know how beforehand how much you are willing to shell out for the renovation.

When renovating your home it is important to pay extra attention to your garden. This is one area in a property that is most neglected by most homeowners because they put too much emphasis on the bathroom and kitchen renovation. Beautifying the garden isn't that costly if you only know how to shop for inexpensive plants and accessories. If you have a broken waterfall pump, you do not have to buy a new one instead you can order online for a replacement. This way you can save a few dollars. For gardens that are small it would be best to place a small pond on it rather than a waterfall. Waterfalls and ponds can add beauty to one's property especially if there are plants around it.

If you want to make your bathroom classy yet chic go for neutral colors and install or place fixtures that are simple. You can also change the paint of your walls if you want it to look "different" than the way it was. Another tip is to use bathroom tiles instead of re-painting it. You can get fresh, new ideas by looking at magazines and researching online. Finding out the newest products and bright ideas in home renovation should be done before you go shopping for stuff.

Do not forget to re-paint the exterior of your house. Painting a house can actually do wonders...it can make a room light up or a house look new. It all depends on your choice of color palette. So, you better choose colors that would complement the furniture in the room. To be safe you can opt for neutral colors like white, beige, cream, grey or brown.

Easy Home Improvement Tips For Real Estate Investors

With interest rates low, now is the time to buy a fixer-upper or rental home if you are confident about the stability of your present job. There's a lot of opportunity to win big in the market when the economy turns around.

Once you select your target home and complete the purchase, you'll want to work on making improvements which add to the value of the home and bring aesthetics up to a state which will appeal to a class of buyers within your target price range.

Kitchens and baths are two places to invest some remodeling dollars. Those shopping for houses want a tasteful, modern look - not avocado green. Countertops are relatively inexpensive to replace, and laminate is much more warm and realistic-looking than it was ten years ago. Consider spending some time to clean wooden cupboards thoroughly with an oil-based soap to remove grime and replace knobs and drawer pulls for a fresh look. The sink may be another place to invest some money, as sinks can easily show wear, grime buildup and scratches which make them look old.

When you move on to the bathroom, consider re-caulking around the tub and toilet areas. Over time these areas darken with age and can show mold or mildew. Light colors look good in small spaces like bathrooms, so take a look at your paint while you consider swapping out the light bulbs to something with a bright white cast.

If you think you'll have the house for awhile before you sell it, consider making reflective insulation your first chore. It would be great to be able to show a reduction in energy consumption as a result of installing energy-efficient reflective insulation. You can use that as a selling point to help counter any questions about how well the home might be protected against seasonal weather changes. While not the only factor in whether or not you save money on your energy bill, the presence of reflective insulation can greatly help block the transfer of radiant heat to cooler spaces.

In colder months, fireplaces, a central element of almost every family and it becomes a necessary part of survival strategy in the extended winter. Nevertheless, at the age of electric heater room, traditional fireplace wood has exceptional appeal to the sensual direct sources of heat and flickering. There is no comfort that can be compared with a family conversation around the fireplace in the winter evening.

Avoiding Home Repair Rip Offs

In the current economy, more people are choosing to hold onto their homes as opposed to trying to sell them. While doing so, they are taking advantage of the opportunity to do some home repair and improvement, no doubt hoping that it will benefit them in the future when the home market turns back around.

Of course there are always those who would seek to make a profit from somebody else's misfortune, and there is an entire industry of scam artists that has grown up around the home repair industry. Many of these scams are quite convincing at first, but in the end are only designed to part you from your money.

Here are my top five home repair scams:

The Leaking Roof. Who among us hasn't had someone knock on our door and offer to have our roof replaced in order to prevent more serious damage to our home? The removal and replacement of roof shingles typically costs $5000 or more, with deck replacement (the wooden base beneath the shingles) adding thousands more. Remember that roofing shingles are designed to last 15 to 20 years. You should only consider replacing your roof if you have a lot of shingles missing or of granular material residue from shingles is accumulating in your gutters. As for the deck, full replacement is rarely required. Repairing the damaged portion is usually perfectly adequate.

Waterproofing The Basement. This is the crazy first cousin to The Leaky Roof, where somebody tells you that in order to stop your basement water problems that you will need to dig out your entire foundation and have it waterproofed, usually costing somewhere between $5000 and $15000. In fact, most basement water solutions are much simpler and less expensive.

Termites. The ubiquitous termite letter is a vital part of any real estate transaction. Unfortunately, too many people buy into the myth about termites being able to literally destroy a house, which makes it open season for scam artists who will use such misinformation to bilk people out of $3000 or more. Don't just take anybody's word for it. You house isn't going to cave in. Take the time to research and hire a local, qualified pest control company, preferably one that will give you a five year guarantee.

Chimney Sweeping. You get a knock on your door from a gentleman who has just cleaned your neighbor's chimney and is offering to do yours for the low price of $39.95 (or whatever that day's low rate is). Once inside the chimney, however, he finds additional problems that can be repaired at additional costs. In no time at all, the $39.95 quote is a distant memory. Hire only chimney sweeps that have been certified by the Chimney Safety Institute Of America, and be prepared to pay a minimum of $250 for an inspection, and more if cleaning is actually required.

The Fungus Among us. Fears about mold run rampant, especially if you think there might actually be mold in your home. Scam artists will try to talk you into paying out $500 - $600 for a mold inspection, then route you to a mold removal company that they are in cahoots with. When dealing with any kind of mold problem, hire companies that have been certified by industry leaders such as the Institute for Inspection, Cleaning, and Restoration Services (IICRC). They will be able to identify any mold problem and carry out appropriate remediation procedures.
