Hydronic Radiant Floor Heating: How Does It Work?

So, you're sold on the idea of radiant floor heating. Of course the question becomes "What type of system do I get?" Radiant floor heating comes in three varieties: electric, hydronic (liquid), and air based systems. The hydronic system is the most popular, for reasons that will be revealed shortly.


The "how" of hydronic radiant floor heating is fairly straightforward. A boiler heats up water, which is pumped through your house. This water flows through a network of tubing that sits just underneath your floor, radiating the heat outwards, giving you a nice, consistent heat that is the trademark of the radiant floor heating systems.


This method makes for quite an efficient system. In fact, hydronic systems are the most popular radiant floor heating systems on the marker. Since liquid holds and stores heat quite efficiently, hydronic systems uses less energy than almost any other heating system. However, since you'll need a boiler, a plumbing system, and installation underneath the floor, they aren't easy to install. In fact, they are quite a pain unless you're building a new house or an addition, in which case they can be a great option.


Keep in mind that you're not going to be getting any cooling from this system. If you need cooling, you'll need to look for alternate methods, such as forced air, or evaporative coolers. These can coexists peacefully with in floor heating, so don't worry. Just something to consider.


There are two types of hydronic systems available. The traditional "wet" system embeds the tubing into a concrete slab on the floor, which makes it quite efficient, since the concrete slab will absorbs heat and continually radiate it outwards throughout the day.


A "dry" system puts the tubes underneath the floor framing. A series of reflectors and diffusers help contain and diffuse the heat evenly. These systems are great if you don't have or don't want to deal with a concrete slab, but they aren't quite as efficient. They are still a good option, though, if your situation demands it.

Electric Radiant Floor Heating: Pros And Cons

As you may already know, radiant floor heating is a great alternative heating method that is gaining more attention in recent years. Unlike forced air heating systems, radiant floor heating systems give a nice, even, luxurious heat to a room.


There are several types of radiant floor heating, with the two main types being electric and hydronic. We'll be talking about the electric system in this article.


So, how does this electric radiant heating work? More or less, the system is an electric blanket that sits under your floor. Electric cables run underneath your floor, and generate heat from resistance, just like an electric blanket. Easy enough to understand. Let's talk about the pros and cons of this system.


One obvious issue is that electricity is quite expensive. To save electricity, it is generally more efficient to install the system over a concrete floor base. The concrete will absorb up the heat, and radiate out slowly, giving the radiant heating system its characteristic "glowing warmth". If you install the same system in something like a wood floor base, none of the heat will be absorbed, leading to an inefficient system. In fact, if you can't install the system in some sort of slab, you're better off just getting a hydronic system.


One situation where electric radiant heating does shine, though, is for additions where running the main heating system over is not practical. Since electric radiant heating requires no furnace or boiler, it is very convenient to install. Of course, since it doesn't provide cooling, you may want to run ducts in anyways, or use some other sort of cooling method. For heating in an odd addition, though, electric radiant heating is a great way to go.


You can see that electric radiant floor heating isn't a magic bullet. It can be inefficient for the amount of heat it provides, that is for sure. However, if you have the right setup, or simply have a hard to heat addition, be sure to give electric in floor heating systems a closer look.

Assessing And Cleaning Floors After A Fire


Prior to salvaging your home and content, you must confirm that the structure is determined safe and the fire is completely extinguished and cooled down. The reason for this is that many solvents and cleaning items are very flammable. If at all possible, try to work outdoors, or in a well-ventilated room with the windows open.


Additional Water Damage

Making an Assessment

Tile, Linoleum and Vinyl

Tile is the most resistance flooring material. If not severely damaged, you should be able to clean with warm soapy water, or the vinegar method previously mentioned. Linoleum and vinyl damages easily and usually needs to be replaced.

So you have decided to turn your dream home into a reality, and you are looking for a custom home builder to make it happen. In that case, congratulations are in order. Moving up to that kind of property is an exciting step.


But it also requires more homework than when buying a more traditional home. You must do more research and consider more things when having a custom home built from the ground up. There are three primary reasons for this:



  1. For obvious reasons, there is usually more money on the line with these types of properties.

  2. Building a customized home takes longer and requires more input from you.

  3. The word "custom" means different things to different builders, so the process can vary quite a bit.


More Builders Today Than 10 Years Ago

One bit of good news for buyers is that there are many more custom builders today than there were just a few years ago. The reason for this can be summed up with one word -- demand. The consumer demand for these types of houses has risen steeply over the past couple of decades. And anytime demand for a certain product rises, there will be more providers looking to get in on the action. To an extent, this has been the case with custom builders.


Of course, this has a down-side to it as well. For one thing, it means you'll have to do more homework when screening builders for your project. In a major metropolitan city, for example, you could realistically have ten or more to choose from.


On top of this, there are also builders entering the custom market who lack experience at that level. Though they are the exception to the rule (a case of bad apples spoiling the bunch), they pose a risk nonetheless. You've probably seen one of these stories on the news in the past, where a project got abandoned halfway through, the buyers had to sue, etc.


The good news, as I've said, is that most custom builders are very good at what they do and take great pride in their work. In addition, it's fairly easy to avoid the "shady" characters within this particular industry. With a little homework, you can find out which builders in town have the best reputations, and which ones have the worst. The Internet makes this kind of research even easier. Google is your friend during this process!


What Does "Custom" Mean to the Builder?

This is another topic worth addressing. Many consumers don't realize that any licensed building firm can refer to itself as a custom builder. There is no special certification to create those kinds of homes. So many who enter the field may have general construction experience, but a lack of experience customizing floor plans and properties.


And while we are on the topic, what exactly does the word "custom" mean to the builder anyway? Here again, the standards are loose. Is it the same as a luxury home? And what the heck does semi-custom mean?


Here's an easy way to look at it. A truly custom builder can create a one-of-a-kind home for you. They can either design it from scratch, or work from plans created by an architect. Either way, the end product is the same -- a house that is built for you, from the floor to the ceiling.


On the other hand, some homes labeled as "custom" do not live up to that label. If it starts with a common floor plan and merely adds on a few customizable options here and there, it does not deserve the label. Sure, it may be luxurious, and you might be able to provide some input on certain features. But if it's built from a common floor plan, then it's not a one-of-a-kind custom home. Keep this in mind when choosing a building firm to work with.


Three Important Questions to Ask

And while we are talking about choosing builders, let's address some of the questions you should ask along the way. When you consider the amount of time, money and energy that go into these projects, it becomes clear why should ask the right questions in advance. Here are a few good ones to start with.


1. How many homes do you build each year?

This will give you insight into the company's experience, as well as their completion rate. Do they start more projects than they finish, or do they complete all projects within a reasonable time frame?


2. Have you ever operated under a different name?

Some people feel like they are being too nosy when asking a question like this, but it's a perfectly fair question to ask. Remember the "bad apples" we talked about earlier? Many of them will simply open up under a new company name, if their reputation gets bad enough. You need to know this information when doing your Internet research.


3. Can I speak to some of your past clients?

Sure, their brochure says they are one of the best builders around. But that's just marketing language. Other companies will say the same thing. The best way to get an honest assessment of the builder's service and quality is by speaking with some of their past clients. Most reputable builders will have a list of references prepared in advance, because (A) they know you will ask for it and (B) they are proud to show it off. If they can't give you any names ... it's a red flag.

A good home theater system can cost anywhere between $1,000 to over $30,000 depending on the quality of the equipment and the size of your home theater design. The difficult economy we are in has most households making tough decisions about what they want and what they can reasonably afford. Building a family home theater is being put on the back burner in many homes until additional income is available for such "extras." But a home theater doesn't have to break the bank. Below are some suggestions for how to save money on a new entertainment system.

Bungalow House Styles



Central Austin is filled with pre-war homes commonly referred to as bungalows, and are sought after by many for their charm, coziness and attention to detail.


The word "bungalow" comes from the Indian word "bangla", which used to refer to homes built in a Bengal style. "Bangla" were cottages with low roofs and large porches built around them. The British took the idea from the Indians, and began building their summer homes in a similar fashion, and the bungalow, as we know it, was born- all rooms on one floor, built around a central parlor. Once the first American bungalow was built in Cape Cod in 1879, the home style took off across the country.


During the early 1900s, there was a massive migration to the west, with many people settling in California. The architecture firm of Greene and Greene created the one and a half story bungalow, which became wildly popular, and soon could be purchased through mail order catalogs, such as Sears & Roebuck, and Montgomery Ward. The bungalows that now cover California are referred to as "California Bungalows", though the style is popular across the country, including here in Austin.


Though there are different styles of the bungalow, such as the Arts and Crafts, Prairie Style, and Queen Anne, they all share similar qualities and features. Bungalows were built to battle the elaborate Victorian movement, and to return to warmer, family oriented housing where the craft of the homebuilder was showcased. Since bungalows were created for warm summer housing, they reduce heat with large, overhanging eaves, many windows, and rooms interconnected, without hallways, to create good airflow through the house. If the home has a second level, it's much smaller in surface area than the first floor. Most bungalows also have large porches and stone chimneys leading to grand fireplaces inside.


Many Arts and Crafts bungalows can be found around Austin, with a vast number in the Hyde Park area. The Arts and Crafts movement was launched in the 1880s by a group of English designers, and it celebrated the use of handicrafts, simple forms, and natural materials. Arts and Crafts homes, or Craftsman homes, have low-pitched roofs, wide eaves with triangular brackets, large porches with thick round or square columns. Inside, most Craftsman bungalows have many windows, exposed beam ceilings, and built-in cabinetry and seating.


Other bungalows, such as the 1922 Norwood House on Lady Bird Lake (currently under disrepair) are built in the Prairie style. Prairie Style bungalows got their start in America in the early 1900s, and were developed by a group of architects in Chicago that became known as the Prairie School. Frank Lloyd Wright was the master of the Prairie Style home, characterized by broad, flat chimneys, the center of the home standing taller than the adjacent wings, and often with a Japanese flair.


The Queen Anne bungalow, also found within Hyde Park and elsewhere, is highly decorative and has an asymmetrical layout. These are often found with wraparound porches, and art glass windows, and sometimes one or two dormers popping out of a medium-pitched roof.


Though the architecture varies, the feeling of the bungalow remains the same- family friendly, and packed with hand-crafted style, and Austin is chocked full of them.

Generally you can use it to temporarily drain the water pressure, which will then allow you to adequately fill the hole and seal it.
