10 Questions to Ask Your Designer Before Buying a House Plan

So you’ve bought your home lot and you’re ready to by the perfect house plan, but you don’t know where to start. There are important questions that you should ask your designer before buying that house plan, and I can help. I have been designing custom home plans and stock house plans for 20 years, and I have compiled a list of questions you should ask your home designer before buying.


1. How long have you been designing house plans? The more experience your home plan designer has, the more detailed his or her plans are likely to be. Stock house plans experience is also important because with all of the competition for online house plan exposure, there are plenty of home designers out there with little or no experience.


2. Do you design custom house plans? You think you’ve found the perfect house plan, but you want to make a few “tweaks”, and before you know it, your revision bill is 2-3 times the cost of the original home plan. A good designer will recognize the fine line between designing a custom home plan for you and spending too much time on revising a stock house plan.


3. Can I return my house plan if I decide not to build it? Most stock plan brokers online have an “all sales are final” policy, so make sure you check it out BEFORE you click the “buy” button. But there are some house plan companies and home plan designers WILL allow you to return your house plan with a minimal restocking fee, so be sure to ask.


4. Why can’t I return my house plan? Because there are so many house plans sold online to different parts of the world, it is hard to police theft. Bottom line is that there are many people out there buying a house plan and building it more than one time, which is a copyright infringement unless agreed to by the house plan owner. Home designers have limited resources to check to see if you are telling the truth or not, so most have adopted the “no returns” policy.


5. Will I need to have my house plan reviewed by a local architect? House plans sold through the large brokers online are required to be 2006 IRC compliant at a minimum, but some areas of the country require special additions to the plan that are specific to that area. It’s best to check with your local building official before buying a house plan.


6. Do you have references I can talk with? Most home plan designers will not have a problem giving you names of past clients, and if they do, reconsider using them!


7. What is your timeframe for completing my house plan? If you are hiring a home plan designer to draw a custom home, or modify an existing stock house plan, ask up front how long it will take so there are no surprises later. Many home designers who sell their house plans online are a “one man shop” and may require more time to complete the work.


8. Do you have photos of the house plan I like? Many times the house plan designer will have photos of a stock plan that’s already been built, so it’ always good to ask.


9. Who owns my house plan when it’s finished and paid for? The original designer is the owner of the copyright of your house plan, even if you’ve made changes to a stock plan.


What are your payment terms? Some home plan designers will require an up-front deposit to begin the project, and it’s always a good idea to find out ahead of time how payment will be handled.

10 Warning Signs You Could Need Foundation Repair

It doesn't take a Rocket Scientist to figure out your home needs foundation repair. There are several overt signs that make it apparent there is a issue, or that the house is sinking. Look for these signs and call a home foundation professional to double check. Take these with a grain of salt. Only a certified foundation inspection agent can tell you for sure. Cracks in walls on the inside of the house- Corners of windows will crack horizontally and doors will pull away and not shut properly.

Standing water around the house after a rainfall - This could also have something to do with having improper drainage which should also be addressed.


Leaky roof- This could have to do with foundation, or poor roofing. If the roof is in good shape and is relatively new, then it is a foundation problem.


Trees too close to the house- This can cause roots to sidewind under and around the house, cut through concrete, and cause problems.


Roof runoff from gutters not draining away from the house- If once it drains into the yard, the water stays and doesn't diffuse to a lower place such as a ditch, there could be a problem.

Many people love doing their own home improvements and there are entire channels such as HGTV, Planet Green, and DIY that are devoted to this subject. There are home improvement reality shows that cover all types of topics, from learning how to clean out the clutter to laying hardwood floors to staging your house for sale.


Many believe the home improvement craze started with the PBS series "This Old House." The show started in 1979 and focused on renovating older houses. The original host was Bob Villa. Since leaving the show in 1989, Villa has written a number of books about home improvement and even has his own line of tools on the Home Shopping Network.


"Trading Spaces" is one of the most popular home improvement reality shows. Although recently canceled, the show saw a run of eight successful seasons. "Clean House," on the Style Network, offers a different type of home improvement for people - decluttering. Hostess Niecy Nash brings her crew in to help people with the process of letting go of the stuff they don't need. After a huge yard sale, other home improvement professionals give the home new look by matching up to $1,000 of the yard sale proceeds. HGTV's "Mission: Organization" also focuses on decluttering. It shows homeowners how to maximize the space they have through reorganization and redesign.


The DIY network offers a wide variety of home renovation shows including "10 Things You Must Know," "Kitchen Impossible," "Create Your Baby's Nursery," "Creative Wall Coverings," "Desperate Landscapes," and "Home Maintenance." Almost any time of the day or night, a homeowner can turn on the DIY network and find some type of show to help with renovations.


There are plenty of shows for people who are looking to spruce up their homes for sale. "Designed to Sell" gives expert designers a $2,000 budget and use of a professional carpenter to fix up a house with the hopes that it will receive the maximum offer from a buyer. "Sell This House" gives home sellers a unique view into what potential buyers like and don't like about the home. The team videotapes the comments of people looking at the house, and then shows the footage to the homeowners. Normally the house has been on the market for a long time and the homeowner doesn't know why. Tanya and Roger, with the help of the homeowners, start making renovations and staging the home to help it sell. The potential buyers are then brought back in to see what has been changed and their comments are usually much more positive.


Home renovation can often be challenging, but rewarding. Those who want to spruce up their home just for their own enjoyment or to sell their house have no shortage of home improvement shows to guide them through the process.

10 Fireplace Smoking Problems and Solutions

There is nothing worse than coming in after a hard day and when you finally get a decent fire going, all you get is smoke coming back into the room. It burns the eyes and lungs, and you wind up having to open windows and doors to let the cold air in to air the room out. That smell gets into all of the fabrics in the house as well as in your clothes, and it seems to take forever to get rid of it.

Many of the common smoking problems deal with the fact that a fire needs to be supplied with a large amount of make up air as one of its three primary elements, as well as needing to have an adequate opening through the chimney to the outside in order to exhaust out the smoke and gases so that they don’t come back into the room. Below is a list of the top ten possible reasons and their solutions as to why you’re having that smoking problem.

1) Dirty or Obstructed Chimney– Have the chimney inspected and swept by a Certified Chimney Sweep so that the chimney can be checked for any obstructions such as a bird’s nest or tree branches, or your kid’s missing volley ball. Also, a dirty chimney cap will prevent smoke from freely exiting the chimney.

2) Closed Damper– Before starting a fire, always check to make sure that the damper is completely open. If you’re not sure, shine a flashlight up the chimney to see if the metal damper plate is open or closed.

3) Fuel– Cut firewood must be aged a minimum of one year. It should be kept dry and protected from the rain. If the log is larger around than 6" in diameter, it should be split so that it burns efficiently. Also, some types of prefabricated “paper wrapped” logs can be prone to smoking.

4) Fire Grate Placement– The fire grate is where you place your wood in the firebox and should be placed as far back in the firebox as possible, preferably right against the backwall in order to create a good draw. Sometimes it’s necessary to raise the grate with bricks to help. This gets more air under the grate for better circulation and it also raises the height of the fire.

5) Chimney Not Built To Proper Dimensions-Many times the fireplace opening is too large or too tall, especially in relation to the chimney flue size. This can give smoke a choice of going up the chimney or coming into the room. The solution could be adding a metal smoke guard to the top of the fireplace opening, since it shrinks the size of the opening. Also, many two-sided fireplaces have inherent smoking problems due to their sensitivity to air drafts in the house. In this case you might think about installing glass doors. One more thing, if the chimney does not have adequate height, you may need to extend the height of the chimney to improve the draw.

6) Cold Weather– If the weather outside the house is either colder and/or raining, the air inside the chimney flue will be cold and heavy and block the smoke from venting out. In this case, it helps to ‘prime’ the chimney by rolling up a newspaper and lighting it, then hold the lit end close to the open damper inside the firebox for a minute or two to warm up the heavy air in the flue. Then you can light the fire and ideally should have a good draw.

7) The House Is Near a Canyon or Hillside– If the house is next to a canyon, hillside or slope, it can have smoking problems due to wind currents and downdrafts. The air is pushed down the chimney into the room. Many times a specially designed chimney wind cap will resolve this problem since the top part of it turns like a weather vane and the cap’s backside creates a barrier in the way of the wind.

8) Central Heating System– If the heater is on, you will lose the draw from the chimney which will cause a smoking problem. This is because the central air furnace is so strong that even if the air intake vent for the central heating system is not in the same room as the fireplace, it will suck the outside air down the chimney and will cause the fireplace to smoke when the fire is going. Do not run the heater when the fireplace is in use!

9) Air Pressure Difference– Because houses are built much tighter than they used to be, the air pressure inside the house can be different than outside the house and this will not allow for a proper draw of air through the flue as well as the fire not receiving adequate make up air. This will also happen if a house is retrofitted with new tighter windows and doors. To minimize the smoking problem, crack open a window or door (preferably at the same level as the fireplace) in the room.

10) Tall Trees and Buildings– A tall tree or added-on second story (yours or your neighbor’s) close to the chimney may change the wind currents and cause down drafts to go down through the chimney and not only cause a smoking problem but possibly an odor problem as well. Keep those trees trimmed! With the 2nd story problem, the solution will likely be to raise the chimney height, but in some cases the wind cap might help instead.

These at least hit the highlights of what could be the problem when dealing with that annoying smoking problem. There are other possible reasons for this problem, so if following the corrective actions presented here don’t take care of it, the best advice I could give would be to contact a CSIA Certified Chimney Sweep in your area and put him to work figuring it out. It never stops surprising me how very few home owners consider the importance of house signs. We all know the importance of first impressions, yet very few of us go to the trouble of purchasing a decent house sign. I you think about it when a visitor arrives probably the first thing they will encounter would be your house sign or not as the case may be.


If you look around your local vicinity you would be amazed at the different varieties of so called signs. I live in quite an up market area the houses are priced well above the national average. The gardens are well keep and the properties in general are very well maintained. So when walking down any of my local streets your under the impression that you are amongst proud home owners.


That is until you start looking a little more closely; try a walk around the streets near you. I think you will be quite shocked when you see what people consider a house sign. It is quite astounding what can be used for a house sign, I have seen old wooden signs so worn out that they are unreadable. I have seen numbers written in felt pen as well as rusted cheap numbers nailed to the door. If you are guilty of this you really should be ashamed.


As a nation of home lovers we really ought to be taking more care. I've seen names and numbers painted directly onto concrete; surely this would actually take more effort than putting up a decent sign. Concrete is actually very difficult to paint. It is easier to practice Feng Shui than one would think. I started this Feng Shui thing when I got my lucky zen dog, Theo. With my first book on feng shui, which I have since lent out many times to close friends, has a cover which has been chewed by my then-puppy Theo who has since grown to a whopping 60+ pounds of a shaggy happy dog. I have since bought many books on feng shui and learned a thing or two. But as I learn more, I knew I also had to step back and review some of the simplest of feng shui practices.


As many people have overstuffed closets, rooms and homes, I knew I am not alone. And in fact with limited time, I have learned that removing clutter and donating what I can, is not a dirty four letter word, but a way of life.


So, yesterday, I did something and made an excellent Feng Shui decision, whoo hoo! Now as I work at home, it is particularly easy for me to let stuff land where it may, and clearing clutter for me is seems could be a 24/7 hours job. But since I have much better things to do with my time, like writing and bringing in income I made a simple decision to take 10 minutes out of my day to declutter, but it was more than that, actually. It was to take ten minutes out of each day, go around each of my rooms to quickly attack any area that needed it. So here I share some Feng Shui Spiritual and Spacial Secrets. I returned to some of the first Feng Shui lessons I learned.


As I learn more and more about the wonderful ancient practice of Feng Shui, I am learning more and more about compasses, which direction my house faces, how to find the correct idols and images to help balance energies in my home. I find that Feng Shui has a lot more to do than just making sure your house is clutter-free. In fact there is so much involved, I almost started getting confused. That's when I said to myself, 'Self, let me take a step back. Review and reread what I had learned before delving further into the Feng Shui Deep Sea.'


In fact, and speaking of a clutter-free environment, would you believe a house that its too sparten, and too clutter-free could also be create bad Qi (chi) and the Qi could easily pass right by as it moves too quickly around your space? Thank my lucky zen dog for that! Since, I actually live in my house. Which means, there is mail to be opened, laundry to be put away, things to fix in my house, etc. the long list could go on and on.


So if you want to begin, start small first of all. Your intention is a key factor is making Feng Shui work for you and your family. When you start doing some of the small tasks around your home, you really need to be in a good mind frame reminding yourself, all this work is necessary in creating the environment you and your family need to thrive beautifully.


One of the more important factors, is to allow your inner intuition to help guide you. As you practice Feng Shui you will notice you will become more aware when something is out of place, when your furniture needs to be moved, you will become more sensitive. I had be taught this, but have since been amazed at how sensitive I have become to my surroundings. And if I visit someone else's home, I will immediately notice if I feel comfortable or not and know why I feel the way I do in their homes.


Here is a list of feng shui tasks you can do that take only ten minutes or so that will really help the energy in your home be refreshed. Doing one item each day, you will see not only immediate changes, you will feel refreshed yourself. As you tackle any of these tasks, wash your hands before and after, as you go about actually doing them, do say to yourself, 'Self, I am removing any unwanted negative Qi and am replacing it with good healthy Qi to bring my home and my family wonderful energy'. It really works!


  1. Open up your windows, and allow fresh air to come through your entire home.
  2. Go around to all your plants, spritz them with water, snip off any dead leaves and water them.
  3. Remove any clutter on the desk and table tops. If you have a lot of surfaces cluttered, choose one table, and tackle your way through it.
  4. Go through your chest of drawers, and remove ten items that you no longer could use or wear, say like old underwear, missing socks - throw them out!
  5. Go through your bathroom, grab all those half empty products, combine the shampoos if you can so you can use them on your dog, for example. Toss out unused lotions and potions what if you haven't used in 6 months - out they go!
  6. Clean out your refrigerator of any bad food, including your freezer. Food gone bad, is one of the worst things to have going on in your kitchen in creating stagnating Qi which actually blocks growth Qi.
  7. Go to your bookcase, pick ten books that you no longer need and have those books make themselves get to the library for donation.
  8. Clean out your car of its junk.
  9. Find one box that you haven't even touched since you moved into your place, go through it, toss and donate anything that has got to go. Then find a place for any of the remaining items from the box that you will actually use.
  10. Clean and organize your home office desk surface. This will not only make things easier for you to work, but you will help attract good working opportunities and wealth with a clean organized working surface.
  11. Clean your mirrors in your home.
  12. Completely dust one room in your house.
  13. Change any light bulbs that need changing.
  14. Pick up any dirty laundry sitting on the floors on any bedroom or in any room. Dirty laundry hanging around on the floors and sitting on chairs in the bedroom also brings in stagnating Qi - yick.
  15. Throw out any dried flower arrangement - yes dried flowers bring in killing Qi - one of the worst kinds. Blocks growth. I know Aunt Martha made it for you, but it's really not doing you any good.

As you go about doing these easy tasks, not only are you allowing good energy to enter your home, you really will feel and see the need to do more. And that's the point. You should look forward to getting things organized around your home. You will look forward to going to your desk and working, and coming home to a more beautiful home.


I am really quite amazed, that even after I started this Feng Shui thing over three years ago, I have since moved to a better and nicer place that I can truly call home that encourages my growth in all areas in my life. I have many more good and true friends in my life, my career has grown and I am much happier for it, including having a great love of and in my life that had been missing for many years. I know it has so much to do with following Feng Shui, that it is almost ridiculous not to share what I have learned.

Switch Plates - Saving Money And Resources Made Easy


If your energy bills are going through the roof and you're wondering what to do about it, switch plates may be the answer. These small and inexpensive items may make the difference between cold, draughty rooms that cost you an arm and a leg to heat, and a well-insulated house where temperate air circulates in the correct fashion.


The first thing to find out is what is causing the problem. Start with the obvious. You probably wouldn't leave windows open in the middle of winter, but check to see if the windows shut properly and whether or not they are double-glazed. Roof insulation is also worth verifying. All done? If you have had your windows replaced recently with better insulated ones, then you can move on to the next step; switch plates.


Time to get down on your hands and knees to check your electrical outlets. Each electrical outlet is a prime suspect for the leakage of warmth out of your house. You can test for cold air movement by putting your face close to the outlet. Your cheeks and eyes are typically very sensitive to cold air moving across them. Otherwise a standard candle will soon show air currents by a fluttering flame or smoke being blown across. If this happens, it's time to make a (modest) investment in insulating your switchplates.


The reason why it's worth taking the time to check out your switch plates is because although each one may seem small, there are likely to be a lot of them in your house. In addition, switchplates often cover quite sizable holes going back behind plasterboard or supporting walls. Multiplying energy leakage per switch plate by the number of outlets soon adds up to a big drain on resources.


So how can you insulate your switch plates? The good news is that the solution can be quick, effective and inexpensive. The product that is required is called a foam gasket. This is an expanded polystyrene-type of foam cover that fits in and around the electrical outlet hole to block off the passage of air currents. To fit them, you unscrew the switch plate. You then fit the foam cover over the aperture where the electrical outlet arrives, and finally screw back on the switch plate.


Make sure that you do this for electrical outlets that were never meant to be part of the ventilation, rather than air vents that were designed into vent the house. It's important to leave these purpose-installed air vents in an operational state, because you need some movement of air to mix the cooler, dryer outside air with the warmer, moister inside air. If you blocked up every single hole possible, the warm, moist air would stay trapped inside your house and lead to problems of dampness, mold and associated conditions.


However, by targeting the electrical outlets whose sole purpose should be to bring you electricity and not cold air, insulating behind your switch plates can mean a major difference in comfort and reduction of energy bills.

Removals and Storage and Tips

You can now move out of your house and into a new one anywhere within in Europe and your house content will be delivered by ease e.g removals to Alicante or removals to France. Yous house hold goods will be picked up by one company and taken to the airport if needed to and then picked up at the other side by the same company. So your not passing your items around to different businesses you don't know.


You can then be left to enjoy your time moving to your new house. You don't want to be stressing if everything is fine or not.


Top hints and tips on packing and moving:


Access and Parking
Vehicles obviously, must be able to park outside your property whilst loading and unloading. If you have parking bays or yellow lines on the road and we are not able to park off the road, please arrange with the local authorities for special dispensation for parking.


Divan Beds Drawers in divan beds should be emptied.


Chests of Drawers
These can be left filled with soft and light items.


Wardrobes
We can provide wardrobe boxes for the items that are normally hung .


Lamp Shades
Should be packed in snug fitting boxes to prevent damage.


Fragile items
Should be wrapped and packed separately.


Freezers and Fridges
Please empty and defrost these to prevent mold.


Washing Machines
Should be disconnected and emptied. Ideally the drum should be locked with the original locking bolts although it's invariably the case that you don't still possess them.


Utilities
Don't forget to notify Gas, Electricity and Water suppliers that you are moving and take final meter readings. You can also ask the post office and telephone provider to forward mail and calls for a period.


Marking your Boxes It is prudent to clearly mark which boxes you want to be placed in which rooms on delivery. This saves you having to open them to see what's inside.
